General Specification.

a) The following will be the final specification of ‘JAINS ANARGHYA’ at pallikaranai, Chennai.

 

Flooring

a) The flooring in living, dining, bedrooms, and kitchen will be of Vitrified tiles of Asian/RAK/Euro/Spaniso/Ceracon or equivalent. The flooring in balconies, toilets & wash area will be of anti skid ceramic tiles.

Note: Size, Color and brand will be of our choice depending on bulk availability.
Wall Tiling
a) Kitchen will have first quality ceramic wall tiles for 2 feet above the platform level.
b) Toilet will have first quality ceramic wall tiles for 7 feet height from floor level.
c) Service areas will have ceramic tile for 4 feet height all around.

Note: Size, Color and brand will be of our choice depending on bulk availability.

 

Kitchen

a) Black granite of size 8’0”x2’0” will be provided. RCC platform will not be provided.
b) Porcelain sink/Stainless steel sink without a drain board will be provided.

 

Doors / Windows / Ventilators

a) Main door will be made of teak wood frame with Paneled skin door shutter.
b) Bedroom doors will be made of teak wood or country wood frame with flush shutters.
c) Toilet doors will be made of teak wood or country wood frame with flush shutter.
d) UPVC / aluminum French doors with sliding shutter without grill will be provided.
e) UPVC / aluminum with sliding shutter will be provided with grill for all the windows and ventilator.
Painting Finishes

a) All walls will be coated with putty and finished with emulsion paint.
b) Ceilings will be finished with OBD.
c) External walls will be finished with exterior emulsion paint of Asian/ICI/Dulux or equivalent paint or equivalent.
d) All other doors will be finished with enamel paint.
e) Windows and Ventilator grills will be finished with enamel paint.

Note: The color of the paint wherever not mentioned will be as per our choice.

 

Electrical
a) Three-phase supply with concealed wiring will be provided. The actual supply will be single or three phases based on the TNEB rules and regulations at the time of energizing the complex.
b) Separate meter will be provided for each flat in the main board located outside the flat at the place of our choice.
c) Common meters will be provided for common services in the main board.
d) Split A/C provision with electrification will be provided in all bedrooms.
e) 3(three) nos. 15A plug points will be provided in kitchen & 1(one) no. 15 A point will be provided in Service area for washing machine.1(one) no. 15A point in each toilet for Geyser.
f) The wiring for 5A points will be of 1.5sq.mm rating adequate for equipments of capacity of 750W and 15A points will be of 2.5sq.mm rating adequate for equipments of capacity of 1500W. AC wiring will be of 4 sq.mm which can take up a capacity of 1.5 tones.
g) Standby generator for min. essential points in common areas will be provided.

TV and Telephone Cable

a) TV and Telephone points will be provided in Living and Master bedroom.
Note: Alterations, Fixing of grills and placement of A/C outdoor units in elevation will not be entertained under any circumstances.

 

Plumbing & Sanitary

a) All toilets will be provided with wall mounted closet washbasin of Jaguar/Hindware/Parryware Or equivalent will be provided.
b) Dining will be provided with washbasin of Jaguar/Hind ware/Parry ware Or equivalent will be provided.
c) High quality chromium plated fittings of Jaguar/Hind ware/Parry ware Or equivalent will be provided.

 

Common Amenities

a) An overhead tank of required capacity will be provided for water.
b) Bore wells will be provided. The depth will be decided by us based on the yield. However, the yield/quantity& quality of water cannot be assured & guaranteed.
c) Lifts of Johnson/OTIS/Schindler or equivalent make will be provided.
d) Sump of required capacity for water will be provided.
e) Standby generator backup will be provided for essential points in common areas.
f) CCTV Surveillance Camera shall be provided at appropriate locations in common areas for security reasons.
g) Club house with Gymnasium, Steam room, indoor play area, guest room and party lawn at terrace will be provided.

Amenities provided at Extra Cost

RCC Kitchen Platform, Covering Wardrobes, Kitchen cabinets, RCC Loft with wooden shutters, Color Vitrified tiles, color glazed tiles in bathroom, color closets, EWC closets, flush tank, wash basin, extra light points, Air conditioner provision with 15-A plug Point, extra loft and wardrobes, electrical fittings or appliances, letter boxes, name plates or boards for the complex/flats, watchman’s bunk, toilets, grill work for balconies, barbed wire fence over the compound wall etc., will be charged at reasonable extra cost.

The above works will be carried out at extra cost and such additional works shall be carried out only on the brands which are selected & pre-qualified by us.

  • Other internal and external walls will be coated with putty and finished with emulsion paint.
  • Main door will be of Melamine finish.
  • All other doors will be finished with enamel paint.
  • Windows and Ventilator grills will be finished with enamel paint.

  • Modular switches of ANCHOR ROMA (or) equivalent will be provided.
